PUBLIC HEARING -  7:30 PM

*1.     Amendment to the Zoning Code.  Amend PRD Minimum Tract Area to allow reduction of acreage for 1         affordable housing unit.  Amend §273-83 D. Area requirements. (1) Tract. as follows;  
        “District                                        Acres
             R-1, R-2, R-3 and R-4                10 except where at least 1 affordable housing
                                                                  unit is provided and then 5
              R-5, R-6 and R-7                        15, except where at least 1 affordable housing
                                                                unit is provided and then 7
              R-8                                              25”


2.      George Gdovin; property located at 109 Woodland Rd.  Map 57, Lot 159, Zone R-3.  Special Permit:
        Accessory structure over 750SF.  §273-36.   


3.      Karen J. Gangel;  property located at 46 Long Hill Farm.  Map 85, Lot 3-1, Zone R-5 (PRD).   Revision to        Special Permit:  Deck on structure in PRD.  §273-99.E.  


4.      Marie N. Bowlby; property located at 357 State St.  Map 74, Lot 11, Zone R-5.  Special Permit: Garage   over 750 SF.  §273-36.  


*5.     Amendment to the Zoning Code and Zoning Map. Create Church Street Village District (CSV).  Article      XXIX.  §273-227 to 273-30.  Pursuant to State enabling legislation (CGS Sec. 8-2j), the front lots on   Church  Street generally bounded by I-95 and RT.1 (see map), subject to site plan approval,  would be   allowed to have to have business and professional offices where the lot also contains at least 1 dwelling       unit (min. 750 sq. ft.) and meets other criteria.  
    

*6.     Amendment to the Subdivision Code Re: Fire Protection Areas/Open Space.  Amend 272-41. Parks    recreation areas and open space, and Town land by adding to Dedication of Land the following;
·       “Land area required as part of a fire water protection plan, including land deeded for water supply tanks and easements for access and maintenance, may be considered part of the subdivision open space requirement.”


Public Hearing will not be opened until Monday, 11/19, Adams Middle School.
*7.     Proposed Amendment to the Zoning Code by DDR Guilford, LLC: Amend §273-206.  Sign       Requirements in SCW District.    


8.      DDR Guilford, LLC (BL Industries: (203) 630-1406); property located at 1919 Boston Post Rd.  Map 79,    Lots 34, 35 & 36A, Zone SCW.   Site Plan: Construction of shopping center (Guilford Commons).   §273-97.
